Rightmove Scraper: UK Listings & Sold Prices in 2026
The UK property market, one portal deep
Rightmove is the UK’s largest property portal. Estate agents advertise their sales and lettings there, which makes it the reference for asking prices, rents and stock levels by postcode. Each listing also carries the lines that decide what a property really costs: tenure and years left on the lease, council tax band, ground rent, service charge.
Reading it at scale is another matter. Rightmove has no public API for listing data, and every search stops at 1,000 results.
What you can extract
One flat row per property, 50+ fields with detail pages on:
- Location: display address, outcode and incode, coordinates
- Price: asking price or rent, price qualifier, previous sale prices for the address
- Property: bedrooms, bathrooms, type and subtype, size in square feet
- Tenure and living costs: tenure, years left on the lease, council tax band, ground rent, service charge
- Lettings: available date, deposit, minimum term, let type, furnishing
- Nearby: nearest stations, nearest schools with OFSTED rating, age range and pupil count
- Media: photos, floorplans, virtual tours, brochures, EPC
- Agent: name, phone, branch address and Rightmove profile
- Dates: added on, first visible, last update and its reason
The technical challenge
- The 1,000 cap: Rightmove stops each search at 42 pages of 24 results. A whole city has to be split into outcodes, and overlapping searches return the same property twice unless you deduplicate on its ID.
- Two layers of data: search cards carry address, price, beds, agent and coordinates; schools, price history, living costs and floorplans only appear on the detail page, one extra request per property.
- Change over time: the useful signal is often what appeared or disappeared since yesterday, which means keeping state between runs.
DIY or a ready-made Actor?
Our Rightmove Scraper on Apify takes any Rightmove search URL pasted from your browser (for sale, to rent, sold house prices, commercial or overseas) or a list of property URLs, up to 10,000 properties per run. Detail pages are on by default; switch them off when search-card data is enough. Monitoring mode saves only listings that are new since previous runs of the same search, and the delisting tracker logs the properties that disappeared. No Rightmove account, proxies included. Pay-per-result at about $0.002 per listing.
A practical workflow
- Build your searches: set your filters on Rightmove, then copy one URL per outcode so no search hits the cap.
- Take a full snapshot: detail pages on, for tenure, living costs, schools and price history across the area.
- Schedule the watcher: rerun daily with monitoring mode and the delisting tracker: new listings land as rows, removals in the run log.
- Join and compare: pair asking prices with rents and sold prices from the same outcode to estimate yields; our real estate data aggregation guide covers merging several portals.
Use cases that pay off
- Investment sourcing: new sale listings in a postcode, priced per square foot, the morning they appear.
- Rental yields: rents with deposit and furnishing set against sold prices from the same outcode.
- Competitor agents: a rival branch’s stock, listing count and average asking price, week by week.
- Student lettings: Rightmove’s student and HMO filters carry straight through the search URL.
The legal boundaries
- Public listings: the scraper collects what any visitor sees on rightmove.co.uk, with no login.
- People in the data: personal names and contacts you store fall under UK GDPR, and PECR applies to marketing calls and emails.
- Analyze, don’t republish: prices and features are facts; photos, floorplans and descriptions are someone’s copyrighted work.
- Reasonable volumes: Rightmove’s terms of use apply; schedule the areas you need rather than crawling the whole site.
